Hi All,

I shall be moving to KL in May and after looking at the dismal choice of 1,000 to 2,000 two bed apartments have decided to try to get an empty shell and ask the landlord to renovate to my style/taste and pay him/her half a year in advance. Does anyone know if the locals will agree to do this way??? Of course will do contract etc, etc and CONTROL as much as possible. (I work in real estate in Shanghai so plenty of experience in this) Wink

I plan to BUY later on in the year after I get the lie of the land. Any advice on this would be fantastic.

Also, wondered what the top 3 areas are for good lower budget places but in a nice GREEN environ. Access to station, shops, restaurants and bars. Don't want to be in expatville but want some nice surrounds. Very Happy

Lastly, any areas where I can find LOCAL and not EXPAT agents. Rather work with the locals as they have better access to lower end housing for rent.

Some people will renovate if you make a good deposit and sign a multi-year contract. However, it's worth checking around a bit to see whether there's anything that already suits you. If you are searching online then you are seeing a tiny fraction of what's available. You need to come here and find an agent who has access to more comprehensive listings.

@Rajulkabir - MANY THANKS for the exremely valuable insight. I will ask some Malay friends to get some local agents numbers for me and make some calls to get some options. Same here in Shanghai for sure. Only a fraction online and if it is in English............you pay a bit more for the service of the agents etc. etc.

By the way, are there many gound floor apartments and are they safe? The idea of walking onto a small ground floor patio really does appeal to me after so many years in high rises.

Also, what are the greener areas close to KL? After many years in Shanghai I need to "hug some trees" or at least enjoy them. Very Happy

I thought with this ten year visa then buying a place was kinda easy. Interested to hear that it will take a year.

Thanks so much for your help thusfar. Will buy you a drink or two when I get there Wink

There are guarded developments with townhouses and I would expect they'd be just as safe as a high-rise - that is, if the management does a good job then they're safe, otherwise not.

I think those low-rise developments are more expensive, though.

I never had an expat agent in 8 years Shocked . I did not even know there were some Laughing
Do you have to find your apartment before coming? If yes, you better come down for a one week visit, and target the area first, then ask us for advices.

Oh last but not least, you can think about dividing your rental budget by 3 compared to Beijing Wink for the same surface and better facilities.

Expat agents are for the souls who can not read/speak the language of the country they are moving to so can not deal with the local agents easily. The properties on their books are usually a bit higher end.

I won't be working in KL but don't want to be out in the sticks either. Looking for a "green area" close to KL with some average priced places. Happy to be in a middle class local area and no great need for lots of expats around. Very Happy

That is maybe true for China, though all the agents I used in Beijing could speak reasonable English. And were locals.
In KL, it would be totally useless in my opinion to go for expat agents. Honestly, why should I trust more an Ozzie or a British rather than a local? Actually, give nthe number of British crooks (oops sorry, i meant financial advsier) in KL, I would tend to trust the locals way more Laughing ).

KL is way greener than anything you could hope in China. There are trees in most areas. For example, Bukit Bintang is right downtown, you can walk to huge department stores, many bars or restaurant are a stone throw away, still if you live in the condo where I used to live and two others here live now, you can see 30 meters high trees from your window. And you can walk thru a "jungle" in Bukit Nanas which is 15 minutes walk away...

Ha, ha. You got the Pomie Financial Guys there too huh?? I am not quite a lady when they call me. Evil or Very Mad

I haven't got much into Facebook so didn't get one of those YOU BEAUT thingos that by pass the Great Firewall. But, shall talk to my IT guy and see what he can find.

Are there any nice local compounds near that Jungle in the middle of the city?? That looks like exactly where I want to be near. A real Jungle and not a concrete one. Rolling Eyes

Most of the city centre condos are within a 15-20 minute walk of Bukit Nanas Nature Reserve. Where I live, and where Patrice lived (Changkat Bukit Bintang area) is about 10 minutes on foot.

hey there,
i have this condo for rent.. its located bout 8 minutes from KLCC with excellent hospital and public transportation. it is fully furnished tastefully. its 5 minutes away from the kuala lumpur general hospital and tawakal hospital (private medical centre). other develpments soon to be completed include tesco hypermarket, parkson supermarket, the new Hospital Columbia-Asia (private medical centre). its surrounded by many restaurants (from fast food to western food to local "mamaks") and clinics. it has all d amenities a typical condo has.. including excellent 24 hour security and 3 units of covered car park.build up is 1300 sq feet.. pls pm me for photos and rent rates

Hi.

Are you only considering apartments?
I have a double storey house available. Its in a relatively new housing area with very reliable security guards. If you are looking for greenery then you'll probably like the view of the mountains. its not an expatville and the best part would be the convenience of the location.
Since i own the house we can skip the agent fees and all.
